APPLICATION PROCESS \/ FEES:<\/strong><\/p>\n

Each resident who will be living in the apartment will be required to fill out an application. The application fee is $45 per applicant and is non-refundable. Guarantors and or co-signers will be required to fill out an application as well. Use the\u00a0<\/span>Apply Now<\/b><\/a>\u00a0link and fill out form accordingly.<\/span><\/p>\n

SECURITY DEPOSIT:<\/strong><\/p>\n

Security deposits are anywhere from half a month\u2019s rent to two times one month\u2019s rent. This is dependent on your credit score. In some cases, a cosigner or guarantor may be required.<\/span><\/p>\n

Your security deposit is held and returned to you within 60 days of your lease ending minus any fees \/ damages incurred. Common deductions are carpet cleaning \/ replacement, wall repairs and cleaning. Security deposits\u00a0<\/span>cannot<\/span><\/i>\u00a0be used towards first month\u2019s rent or last month\u2019s rent.<\/span><\/p>\n

PETS & PET FEES:<\/strong><\/p>\n

Pets are welcome! The Park View has no size or weight restrictions however we do have some breed restrictions. Please check with your Property Manager if you have any concerns. (2 pets max.)<\/span><\/p>\n

Pet Fee: $300, non-refundable<\/span><\/p>\n

Pet Rent: $35, per pet \/ per month<\/span><\/p>\n

PARKING OPTIONS \/ FEES:<\/strong><\/p>\n

There is no onsite parking, however there is street parking available to residents and their guests.<\/span><\/p>\n

CABLE & INTERNET:<\/strong><\/p>\n

Residents will need to set up cable \/ internet with a provider of their choice. Some common providers are Century Link and Comcast \/Xfinity.<\/span><\/p>\n

ONSITE STORAGE:<\/strong><\/p>\n

Currently, The Park View does NOT offer onsite storage units for residents.<\/span><\/p>\n

UTILITIES<\/strong>:<\/span><\/p>\n

Trash, recycling, sewage, water, and heat is billed as a monthly flat fee.<\/span><\/p>\n

Electric is billed to each resident \/ unit separately through the City of Fort Collins Utilities. Prior to moving in, you will be required to set up your electric account with the City of Fort Collins. You can set up your account online at\u00a0<\/span>www.fcgov.com\/utilities<\/b><\/a>\u00a0or by calling\u00a0<\/span>970-212-2900<\/b><\/a>.<\/span><\/p>\n

RENTERS INSURANCE:<\/strong><\/p>\n

Renters Insurance is not required but\u00a0<\/span>strongly<\/span><\/i>\u00a0suggested.<\/span><\/p>\n

HOW TO PAY RENT:<\/strong><\/p>\n

You may use your resident account to pay rent. Simply select the\u00a0<\/span>Resident Login<\/b><\/a>\u00a0link to login into your online account. Please note, each unit can only have one active online account. Residents with roommates may share the same login info, but multiple accounts cannot be issued. You may also mail a check made out to The Park View, PO BOX 18643, Boulder CO 80308. Please be sure to include your unit and property to ensure prompt processing. PLEASE DO NOT MAIL CASH OR MONEY ORDERS.<\/span><\/p>\n

At this time we do not accept credit card payments.<\/span><\/p>\n
